'Totally unique' residence facing the Regent's Canal is one of the area's finest, say agents.

A hefty deal has been completed in London’s Little Venice neighbourhood, PrimeResi hears.

Local agency Ian Green Residential has confirmed the sale of a 5,600 sq ft house overlooking the Regent’s Canal, having first acquired the property 20 years ago for its client. As the only detached home on exclusive Blomfield Road with parking and access to the communal gardens, it was a “totally unique” proposition, said the firm. The guide price was £17.25mn. Offered up in tip-top condition, the unlisted, mid-19th century example (5,600 sq ft) came with a 34-foot double reception with unusual curved bay, and a large-scale family room leading out to the private rear garden, which backs onto the communal gardens. The set of four bedrooms includes an oversized principal suite.

Particulars also noted approved planning permission for a 1,700 sq ft basement extension housing a gallery/gym. The prize 0.25-acre plot faces the western side of the Regent Canal, around fifty metres from the junction with Warwick Avenue. Ian Green Residential said it has now sold 11 houses in the area over the last 12 months, with a combined value of £118mn.
